Repairing Boards Before You Refinish a Hardwood Floor

When a floor needs both repair and refinishing, the order matters. Repairs done first can be sanded and finished together with the rest of the floor.

Why repair comes first

New boards are rarely the exact height or color of an aged floor. Sanding after the repair levels the surface and lets stain and finish go on as one coat across old and new wood.

If you refinish first and repair later, the patch usually shows because it was finished separately.

Weaving versus patching

Weaving removes damaged boards back to staggered joints and installs new boards in the same pattern. It hides the repair far better than a square patch.

Contractors look for matching species, width, thickness and grade. Spare boards from a closet or from the original installation are often the best match.

Stains that do not sand out

Dark pet stains and long-term water stains often go deep into the wood. Sanding lightens them only a little. Board replacement is commonly the realistic fix.

Moisture first

Cupping, crowning and recurring dark spots point to moisture. Fix the source, such as a leak, a plumbing issue or a crawl space concern, before replacing boards, or the damage can return.

Gaps and squeaks

Seasonal gaps that open in dry months and close in humid months are normal for solid wood. Filling them can crack as wood moves. Permanent gaps or loose boards may need fastening or replacement instead.
