Furniture and belongings
Agree in writing who moves furniture and how heavy items like pianos, safes and appliances are handled. Empty closets in the work area and remove items from low shelves.
- Clear small items, rugs and electronics
- Remove items from closets that will be sanded
- Plan a room to store furniture during the work
- Ask whether the contractor removes and replaces shoe molding
Dust expectations
Dust containment systems connect sanders to vacuums and reduce airborne dust a great deal. They do not make sanding dust-free. Expect some dust on surfaces near the work area and plan to clean afterward.
Ventilation, odor and HVAC
Some finishes release volatile organic compounds while drying. Ask the contractor which product they plan to use and follow the label for ventilation. Discuss whether to run or turn off HVAC during finishing, since airflow can carry dust onto wet finish.
Pets, children and access
Keep pets and children out of the work area until the contractor says the floor can take foot traffic. Plan a route in and out of the home that does not cross wet finish, especially if the work covers a central hallway.
Return to use depends on the product
Light foot traffic, furniture placement and rugs each have different waiting periods. These depend on the finish product, number of coats, temperature and humidity. There is no single correct number. Ask for the specific times for your product and follow them.
Older homes
If your home was built before 1978 and work could disturb painted surfaces such as baseboards, federal lead-safe work practice rules may apply to the contractor. Ask about it during the estimate.
